Visas & getting started
Buyer’s Agent
We represent buyers exclusively — local insight, full market access and independent judgement on your side, whether you’re here or abroad.
How we help you buy
Rental Agent
A boots-on-the-ground team that secures the right rental for you — viewings, negotiation and a compliant lease, even before you arrive.
How we help you rent
Settle In
Once you’ve found your place, we get it ready, furnish it and look after it — move-in setup, furnishing and ongoing care, all managed remotely.
How we help you settle in
Airbnb & Booking.com
Full short-term-rental management — listings, guests, cleaning, pricing and the AL and tax side — so your Portuguese property earns without the day-to-day.
How we manage your AirbnbHow it works
A clear path from first call to keys in hand — run for you on the ground, wherever you are.
A relaxed call with Mia & Rafael to understand what you’re looking for and where you are in the move.
We scan the entire market, shortlist the right options, and give you clear, independent guidance.
Viewings, due diligence and hard negotiation — fully on your side, never the seller’s.
Paperwork, furnishing and ongoing care, so it’s a home the day you arrive — and looked after after.
Good to know
The D7, D8 and D2 residence visas all require proof of accommodation — usually a 12-month registered lease or a property deed. Short-term bookings like Airbnb generally don’t count, so getting this right early matters.
Visas & getting startedWhy MOL
We never represent sellers or landlords. No in-house stock to push — we search every agency’s listings for the right fit for you.
We’ve guided people from 40+ nationalities through the entire process remotely, since 2019. You needn’t set foot here until you’re ready.
Immigration, tax, mortgages, trades — years of vetted partners, so the whole move stays in hands we trust, not strangers’.
Did you know?
Short-term-rental (Alojamento Local) licences are capped in central Lisbon and tied to the owner — buy a property expecting to let it on Airbnb, and the existing licence may not come with it. We help you check before you commit.
